Franklin Lakes, NJ Fence Permits: Local Rules and Planning Questions
For fence installation in Franklin Lakes, NJ, identify the purpose of the enclosure first. A perimeter fence without a pool, a pool barrier and a deer fence are separate choices in the borough's online zoning application list.

Which fence application should I use?
The borough's Zoning department page lists deer, perimeter-without-pool and pool fence applications. Confirm the category, fee and supporting documents with the zoning office. If one fence serves several purposes, explain the complete layout.
Is six feet the standard residential height?
No. §300-121F generally limits residential fences to five feet. It provides six-foot exceptions for the side facing Route 208 or Route 287 and specified temporary construction fences. Locate the relevant segment on your survey; a highway-facing exception does not automatically extend around the entire yard.
Can a solid privacy fence follow the property line?
Height is only part of the review. Opaque fences are restricted in required building setbacks in zones A-22.5, A-40C, A-40 and A-130, with specified exceptions. They are prohibited in front-yard setbacks in every zone. Sight triangles must remain clear, and the finished side faces adjoining properties.
Read Franklin Lakes' fence rules, §300-121F. Ask officials to identify the building setbacks on the plan before comparing vinyl privacy fence installation with an open design such as aluminum fence installation.
Are deer fences and pool barriers interchangeable?
No. The deer-fence provision has separate rear-yard, height and material conditions, and calls for a permit and material sample. Do not apply its allowances to a privacy fence or assume a deer enclosure satisfies pool-barrier requirements.
For a pool project, ask construction officials to review the complete barrier and gate arrangement. Identify any tennis-court enclosure separately as well, rather than treating it as ordinary boundary fencing.
What should I prepare for the permit discussion?
Gather the address, block and lot, reliable survey, proposed fence route, product drawing and gate locations. Mark the areas you want screened, views to preserve, nearby roads, driveways, walls and changes in grade.
Our New Jersey property-line planning guide can help organize boundary and easement questions. Have a surveyor resolve an unclear boundary before installation.
If the route involves tree removal or regrading, ask about separate reviews before clearing it. The borough's July 21, 2026 Ordinance 2037 on tree removal and replacement is among its posted newer amendments; fence approval should not be treated as authorization for unrelated site work.
