Cliffside Park, NJ Fence Permits: Local Rules and Planning Questions

Cliffside Park's published code includes fence provisions in both its zoning and building chapters. For a homeowner planning a five- or six-foot fence, those sections raise an important question: which approvals and design conditions apply to this specific proposal? Resolve that before ordering panels.

Explore fence installation in Cliffside Park for project help, then use the official references below to prepare your conversation with the Building Department.

What does the zoning fence section say?

Section 18-6.9 requires a building-permit application. It sets six feet as the ordinary permit ceiling and states that fences exceeding six feet need a variance. It also calls for a survey showing boundaries, street frontage, the nearest-intersection distance and buildings on the property and adjacent premises with distances.

The same section prohibits fences within front- or side-yard setback areas, requires finished sides to face outward and protects drainage. It cross-references intersection visibility. Section 18-6.10 limits visual obstructions to three feet within 25 feet of intersecting street lines on residential corner lots.

Read Cliffside Park §18-6.9 and intersection visibility rules. Have the reviewer identify the required setback areas on your survey; an ordinary yard label is not enough to establish a permitted fence line.

Why ask about the separate building chapter?

Chapter 11, §11-5 also requires a fence-permit application, but §11-5.3 refers to Mayor and Council authorization above four feet. Sections 11-5.5 and 11-5.6 add openness and location conditions for the fences addressed there.

See Cliffside Park Chapter 11 fence-erection provisions. The two published sections are not a clear, single approval checklist. This guide does not decide that one automatically replaces the other.

Ask the Building Department for a written determination identifying the applicable sections, approval route and conditions for your proposed height and material. A six-foot product should not be ordered on the assumption that the zoning ceiling alone settles every requirement.

What should I bring for a useful review?

Prepare a survey copy showing each proposed run, gate and distance to the lot boundary. Label the front of the house, adjoining streets, driveway edges, walls and grade changes. Include a panel specification with height, openings and construction details.

For a corner property, show the street intersection and ask the reviewer to identify the visibility area. If a fence meets a retaining wall, submit the combined layout for review. An existing fence or hedge does not establish a surveyed property line or approval for a replacement.

Compare materials after the approval questions are resolved

Discuss wood fence installation or vinyl fence installation for screening, and aluminum fence installation for a more open appearance. Select the actual panel after confirming the required height, openings and location.

Think through gate access for lawn equipment, the usable space left beside the house and maintenance access along the fence. These practical details are easier to resolve on a marked plan than after posts are installed.

Plan the estimate and the next step

Use the four-step installation process below: request an estimate, explore options, confirm details and review the completed installation. Bring the Borough's written feedback to the estimate so the design discussion starts with the confirmed requirements.

Sources checked November 1, 2026. The reviewed eCode pages showed no pending New Laws. Current fees, later amendments and the interaction of the building and zoning provisions still require Borough confirmation. This guide is not a parcel-specific approval.
