Saddle Brook, NJ Fence Permits: Local Rules and Planning Questions

In Saddle Brook, a fence plan needs more than a boundary line. The pavement edge and nearby street corners also affect where a fence can go. Begin with those measurements, then explore fence installation in Saddle Brook, NJ for your property.

When does the application need a survey?

Under Saddle Brook’s fence ordinance, §89-2, constructing, extending or altering a fence requires an application, permit and fee through the Building Department. For newly constructed fences, the application must include a survey and identify the height, location and materials.

The same section says replacement or repair of an existing fence does not require a survey. That is a survey exception, not a general statement that replacement work needs no review. Describe whether the work keeps the existing location or changes its height, length, materials or gates, and ask how the Department classifies the proposed scope.

Check ten-foot pavement clearance and the street corner

Section 89-4G prohibits fences within ten feet of a street’s pavement edge and treats both corner-lot yards as front yards for that rule. Section 89-4J separately prohibits a fence within 25 feet of a corner where two intersecting streets meet.

Show the pavement edge, property line, both streets and the corner on the sketch. These measurements are not interchangeable. Ask the reviewer how the corner distance applies to your lot rather than measuring only from a sidewalk or an old fence.

Front-yard fences must be open and no higher than four feet

Section 89-5 generally permits fences up to six feet unless another provision applies, but limits every front-yard fence to four feet and requires open construction. A six-foot privacy run therefore needs a clearly identified transition before it reaches a front-yard area.

The general provisions also require fences to remain within property lines and present the finished side toward the adjacent property or street. Floodplain fences must follow the Building Department’s recommendations. Flag any pool-barrier purpose, floodplain condition or existing wall before selecting panels.

Prepare the layout and estimate together

Compare aluminum fence installation for an open appearance and vinyl fence installation for screening in an approved location. Material alone does not establish visibility, setback or pool-barrier compliance.

Use our New Jersey property-line planning guide if boundaries are uncertain. Then request a Saddle Brook fence estimate with your survey if available, existing-fence photos and proposed gates. The four-step process below covers the estimate, options, confirmed details and installation review.

Official Chapter 89 provisions checked October 30, 2026. This guide summarizes selected requirements; confirm current approvals, fees, amendments and property-specific conditions with Saddle Brook before installation.
